I am selling marketing information for my industry and would rather not sell it to my direct competitors.

I'd like to be able to exclude local area by zip code or by city from being able to purchase or download (even free downloads) the material...

Sorry, we don't have any way to accomplish that sort of restriction. Perhaps some sort of custom scripting in your site could determine a shopper's location and disable/hide your purchase buttons if they're in your area.
